Three services. Each one properly scoped.

We don't do everything. These are the areas where we have a consistent track record with commercial buildings in the Rotterdam region.

Maintenance Coordination

Who this is for: Property managers and office managers who are responsible for a commercial building but don't have the bandwidth to track every service interval themselves.

We build a maintenance schedule around your building's actual systems — not a generic template — and then manage it. That means briefing contractors, confirming attendance, checking completed work against the job spec, and logging it all so you have an audit trail.

Typical scope of a maintenance coordination retainer:

  • Initial audit of existing service contracts and their current status
  • Monthly maintenance schedule with task assignments and deadlines
  • Contractor briefing and confirmation calls before each job
  • Post-job sign-off and documentation
  • Monthly summary report for the building owner or property manager
  • Alert system for upcoming certification renewals
Scope note: We coordinate and supervise; we don't employ the tradespeople. We work with your existing contractors or can recommend vetted ones from our network in the Rotterdam area.

Building Inspections

Who this is for: Building owners who want a documented picture of where things stand, or managers who need to hand a landlord or investor a credible condition report.

A Kamfms inspection is a structured walk-through of the building, working from a consistent methodology. The output is a written report with every observation categorised by urgency: things that need attention now, things to plan for in the next quarter, and things to keep an eye on over a longer period.

Inspections typically cover:

  • Building envelope (roof, cladding, windows, drainage)
  • Internal common areas and circulation routes
  • Mechanical and electrical plant (visual assessment)
  • Fire safety equipment and emergency signage
  • Access and security systems
  • Cleanliness and presentation standards

We also offer periodic inspection retainers — typically quarterly — for buildings that want ongoing documented oversight rather than a one-off snapshot.

Scope note: Kamfms inspections are facility management assessments, not structural surveys or legal compliance audits. For regulated inspection categories (e.g. elevator certification, fire system testing), we can coordinate the appropriate certified body.

Contractor Management

Who this is for: Anyone managing a building where multiple trades are in and out regularly and the coordination overhead has become unmanageable.

This is the service people usually need before they realise they need it. When there are four different contractors for four different systems, and each of them has your phone number and a tendency to call at inconvenient times, something has to give. We become the point of contact.

Contractor management includes:

  • Single point of contact for all contracted trades
  • Scheduling access and on-site coordination
  • Briefing each contractor on site rules and procedures
  • Reviewing work on completion before sign-off
  • Managing issue escalation and follow-up jobs
  • Maintaining records of contractor visits, work completed and costs
Scope note: We don't take a margin on contractor invoices. Our fee is the management fee only. Contractor invoices are issued directly to you or your property management company.
