Where Kamfms came from.

Not a corporate backstory. Just a straightforward account of why this company exists and who runs it.

The same problem, in different buildings.

Kamfms started as a practical response to a recurring observation: the mid-size commercial building — forty to two hundred employees, one or two floors, leased or owner-occupied — was consistently the property type that fell through the cracks of facility management.

Large FM firms weren't interested unless there was a portfolio. Small contractors did individual jobs well but had no capacity to coordinate across systems. And the building manager — usually someone whose actual job was something else — ended up holding all the threads.

The founders of Kamfms had both worked on the contractor side before — one in HVAC maintenance, one in property management for a regional investment firm — and the gap was obvious. A small, focused company that worked across building systems and took the coordination role seriously could do genuinely useful work in a space the market was ignoring.

That's still what we do. We've kept the company small deliberately. Three people means every client has a real point of contact, not a ticket system.

A few things we're particular about.

Written over verbal

Every inspection, every agreed action, every change to scope goes in writing. This isn't bureaucracy — it's the only way things actually get done and tracked over time.

Honest about scope

We are a coordination and management service. We don't pretend to be structural engineers or certified safety inspectors. We know what falls within our role and what needs a different professional.

No margin on contractors

Contractor invoices go directly to the client. Our income is the management fee. This removes any incentive to prefer one contractor over another for the wrong reasons.

Frank van der Berg

Director & Senior FM Coordinator

Frank spent twelve years working in technical maintenance for a regional property investor before starting Kamfms. He handles the larger coordination retainers and does most of the inspection work on office and mixed-use buildings. He has a background in HVAC systems and building services engineering.

Nina Kuiper

Operations & Client Reporting

Nina manages the maintenance schedules, contractor records and client reporting. She previously worked in operations at a logistics property company where she oversaw service contracts across a portfolio of warehouses and distribution centres. Most of the monthly summaries clients receive are written by her.

Rik Timmermans

Site Coordination

Rik handles the day-to-day on-site work: contractor accompaniment, access management, walk-through inspections for smaller buildings and follow-up checks. He came to Kamfms from a facilities role at a multi-tenant office complex in Schiedam where he managed contractors across seven tenants simultaneously.
